Draper and Kramer’s acquisition and project management teams have extensive experience in repositioning multifamily communities through targeted value-add enhancements to the unit interiors, amenities, landscaping, and marketing platform.

Capital Projects take the form of replacements, general capital, or major projects. Our project management group can handle all capital improvement needs, providing ownership with a seamless process.

  • Replace items such as as boilers, chillers, elevators, pumps, and roofs.
  • General capital items such as parking lot repairs, landscape upgrades, deck resurfacing and concrete work.
  • Major Projects that have been identified as an improvement to the property such as a unit interior or amenity upgrade.

Reporting

DK Living uses a job cost system and draw reports to track renovation costs. The reports provide monthly feedback ensuring that the renovation costs meet our budget.

The asset manager, leasing director, and regional supervisor conduct a weekly call with the property manager to review the operations performance and determine pricing on available units.
